Experience

Theresa Nygard, KTR’s senior vice president, has more than thirty years of commercial real estate appraisal experience and is in charge of litigation support activities at KTR, focusing on the appraiser’s role in arbitration and court proceedings, including condemnation, bankruptcy and equitable distribution cases.  A leading specialist in land valuation and complex zoning issues, she has served a variety of private and institutional clients, determining the value of development parcels, transferrable development rights and easements.  She has prepared appraisals and served as expert witness in numerous ground lease arbitration proceedings.  The author of “Techniques in Urban Land Analysis: Issues and Problems in Appraising Development Sites,” which appeared in The Appraisal Journal, Theresa has also lectured on land and transferrable development rights valuation at Columbia University’s Graduate School of Business, Baruch College and New York University’s School of Continuing Education.  Theresa’s valuation experience also includes a range of other property types, including residential, retail, mixed-use, office and industrial properties.
